Waterproofing in Cape Town

Waterproofing in Cape Town is the work of stopping water entering a building — and the part that goes wrong is almost never the application. It is the diagnosis. Most failed waterproofing in Cape Town is a correctly installed system applied to the wrong problem.

We inspect first, tell you where the water is entering and why, and only then quote a system. If the answer is that you have a ventilation problem rather than a waterproofing problem, we will tell you that too.

Two-layer torch-on is the Cape Town flat-roof default. Laid with 100mm side laps and 150mm upstands it gives 15–20 years; the failures we are called to are almost always at the detail, not in the field.

What we waterproof

Every service below is a separate page with the detail, the method and an indicative price.

Why waterproofing fails in Cape Town specifically

This city puts a particular set of loads on a building envelope, and they explain most of the failures we are called to.

Find out what you actually have

Most people arrive here knowing a symptom, not a cause. The two are not the same thing, and the wrong conclusion costs real money.

Use the damp & leak diagnosis tool →

It takes about thirty seconds and tells you the likely cause, the system that fixes it, and roughly what that system costs.

What it costs

We publish indicative ranges rather than making you request a quote to find out whether you can afford the work. Torch-on membrane runs about R220–R380 per m². Rising damp treatment runs about R450–R850 per linear metre before replastering. A roof leak trace-and-repair callout is about R850–R1,900.

How we work

Free inspection and written quote anywhere inside the greater metro, published prices, and the cause in writing before any system is proposed. Domestic, sectional title and commercial.

Everyone in this trade buys membrane from the same three or four manufacturers, and the material is about a fifth of what you pay. What decides whether your roof is dry in five years happens before anyone opens a roll — which is why we inspect first and quote second.

The full method, and what we will tell you when the answer is that you do not need a waterproofing system at all, is under how we work.

How to judge a quote, and what separates a diagnostician from a product seller, is set out under waterproofing contractors in Cape Town.

Common questions

Do you charge for a quote?

No. The inspection and the written quote are free anywhere in the greater Cape Town metro, including getting up on the roof. You get the cause in writing, not just a price for a system. The only chargeable callout is a formal leak trace involving staged water testing, and we tell you before we come out if that is what your situation needs.

How do I know if I have rising damp or penetrating damp?

Rising damp stops at a fairly level line about 0.9–1.2m above the floor and usually leaves a white salt bloom at the tide mark. Penetrating damp appears as isolated patches at any height, gets visibly worse during and after wind-driven rain, and is usually worst on the elevation that faces the weather. If the patch is high on the wall, it is not rising damp.

Can you waterproof in winter?

Torch-on and cementitious systems need a dry, clean substrate, so application waits for a dry window. Diagnosis is the opposite — a leak is far easier to trace while it is actively leaking. Winter is the best time to inspect and the worst time to apply.

How long does waterproofing last?

A correctly installed two-layer torch-on system gives about 15–20 years. Liquid acrylic gives about 8–12. Both assume the roof drains properly; standing water shortens the life of every system on the market.

Do you give a guarantee?

Workmanship and materials are guaranteed in writing, with the term stated on the quote — it depends on the system specified. A guarantee on a system applied to a misdiagnosed problem is worth nothing, which is why we inspect before we quote.
